Steps to purchasing your Villa or Apartment

To reserve your Villa

  1. Choose a villa from the site plan.
  2. Pay the deposit of £2,000 and fill in a preliminary purchase agreement. This guarantees you your chosen site for 30 days.
  3. If necessary go on a fly buy trip and confirm or change your chosen site.
  4. If you do not sign the main purchase contract within the 30 days the reservation becomes void and the deposit will be automatically refunded in full.

To purchase your villa

  1. Sign the main purchase agreement within before 30 days. Normally in either our solicitor’s offices or our mortgage broker’s offices.
  2. Pay Main Deposit, i.e.15% of purchase price
  3. On completion of property
    • Pay balance of purchase price less deposits and flight costs if applicable.
    • Pay 5% fees to cover administrative costs, deed transfer costs and taxes.
    • Receive your purchase agreement, maintenance agreement and the keys to your property(s).
    • Supply photocopies of your passport(s) which are sent to the military HQ in Izmir. (This is to check that a foreigner is not buying a property in a military zone. Obviously this is just a formality in a tourist resort like Datca, but it is government regulations.)This process takes up to three months, but can be started three months before completion.
    • Once the military approval has been verified, Sign for your deeds in the government registry office in Datca when convenient.
